2018/20 Zoning Regulation Update Project

East Montpelier received both 2018 and 2019 Municipal Planning Grants from the VT Department of Housing & Community Development for a comprehensive update to the East Montpelier Land Use & Development Regulations. The Planning Commission selected Brandy Saxton of PlaceSense as the consultant to facilitate the project.

The zoning regulations update project documents are working drafts; before any regulations can be adopted, there must be an extensive public process, included multiple public hearings. The PC is at a very early stage in the process. Please consider participating in this process with the PC &/or, if the draft regulations get that far, with the Selectboard.

June 2019 Open Houses on Draft Zoning Districts

During June the East Montpelier Planning Commission held a series of public open houses focusing on the draft zoning districts in specific areas of town. All the open houses were held at the Emergency Services Facility (the village fire station; 54 Village Acres) and start at 7:00 p.m. The open houses were designed to provide the opportunity to informally ask questions and discuss district purposes, boundaries, uses, dimensional standards, and development standards with the Planning Commission and its consultant. Large maps were available for review. Thank you to all that joined us to provide comments and feedback on the draft districts.

Note: The draft zoning documents are working drafts. The June open houses, like the prior May 2 public forum, were early elements of an extensive public process, which will include additional public forums by the PC and formal public hearings by the PC and Selectboard.

May 2, 2019 Public Forum on Draft Zoning Districts

The East Montpelier Planning Commission held a public forum on Thursday, May 2, 2019, from 7:00 to 9:00 p.m. at the Emergency Services Facility (fire station), 54 Village Acres. The PC and its consultant presented the draft zoning districts and took questions/comments. Two versions of the zoning districts were presented, which have different approaches to the rural districts. The PC will consider public feedback in finalizing the proposed districts. The PC held a short meeting immediately after the forum.
