Action Items & Status:
1. Construction Management RFP – Draft Completed – need to finalize draft (Physical building of the project)- SB to hold special meeting to interview contractors in Dec and and 1st week in Jan select one. And Architect Design and Development Phase to complete Jan 10th. (Arch wants CM involved) – Bids Due by Dec 30, 2024, 4:00PM
2. Commissioning Agent RFP – Draft Completed- need to finalize draft & standard response form (Ensures MEP & Enclosure systems within a building operate as intended) – Bids Due by Dec 23, 2024, 4:00PM – (Issue Date 12/5/24, Questions by 12/13/24, Addenda issued on 12/17/24)
3. Topo Survey – Latitudes Land Surveying LLC- This happened on 12/3/24.
4. Boundary Line Adjustment – Architect filled out Permit application below and submitted to the EM ZA awaiting survey completion at the moment. Then EM ZA will schedule with DRB for ASAP- A Boundary Adjustment will need to be done along with DRB approval as a conditional use. The Boundary Adjustment can be done as an administrative permit by the ZA but a survey will be required as the combined lot is subject to plat recording requirements under Section 6.6 of the LUDR. Requested DRB scheduling. We are pushing or site plan for Dec 16th to be ready and Town Garage Boundary line adjustment to be on the Jan 7th DRB Meeting Agenda.
5. WEC a Load Sheet /Line Extension Form-Submit this when ready
- At this point, if we are coming off an existing pole, there might be an added cost of a transformer. WEC will install a 15 KVA transformer at no cost. If a larger transformer is needed, you would pay the cost difference between the 15 KVA and the larger transformer. The transformer size will be driven by either the load in the new building or the size of solar array.
- For new construction, WEC requires the line extension application be submitted with a $280 engineering fee. Once WEC receives that, one of their engineers will schedule a site visit. The membership application and $20 will be needed down the road.
6. USDA and VT Bond Bank Applications– Submitted application to VT Bond Bank & Processing. Submitted application to USDA & they requested more documentation.
7. RFP Bid Standard Response Form -Templates received from VLCT
8. Geotechnical Services -Determine soil strata suitability for foundation
9. Fire Dept & Safety Permit
10. Construction Documents– Architect to complete
11. Need storm water and wast water permits- tbd
